What the Top 1.5% Actually Requires
Real estate is one of the most competitive industries in the country. Over 1.5 million agents hold a license nationwide. Yet only a small fraction reach the top of the field, because it takes far more than persistence alone. This year, RealTrends Verified named me among the top 1.5% nationally. I want to share what that actually took, and more importantly, what it means for the people I work with.
Local Knowledge Isn’t a Nice to Have
Understanding a market goes far beyond pulling comps off a website. In fact, St. Petersburg isn’t one market at all. It’s a dozen small ones stitched together, and each one runs by its own logic. For example, a waterfront property on a sailboat water canal carries different insurance requirements and a different buyer pool than a home two streets inland. Similarly, a new construction build in a historic district has to answer to different expectations than one going up in a newer development.
Pricing a home here isn’t about running an algorithm. Instead, it’s about knowing which streets are quietly appreciating before the data catches up. It also means knowing which builders’ names carry weight with buyers, and which properties simply aren’t worth the risk.
That kind of knowledge doesn’t come from a course. It comes from staying in this market every single day, watching it shift, and learning to read it before it shows up in a headline.
What It Actually Takes to Reach the Top 1.5%
RealTrends Verified is built entirely on closed, verified transaction data, checked directly against MLS records. Out of roughly 1.5 million licensed agents nationwide, fewer than 22,500 make the list in a given year.
Read that again: fewer than 22,500, out of 1.5 million.
Reaching that level takes real, sustained volume, not just one good season. It also takes a network built over a decade of doing right by people, so other agents trust you enough to bring you their buyers. Lenders move fast because they know your paperwork is clean. Inspectors and attorneys pick up the phone because that relationship has been earned over time. And when financing falls through at the last minute, or an inspection turns up something nobody expected, the ability to keep a deal alive matters most.
This is a big, dynamic industry, and every agent in it builds something meaningful in their own way. For me, this recognition reflects years of staying close to this market and showing up for clients through every kind of deal, easy and difficult alike.
For the Buyer
Buying a home is one of the largest financial decisions you’ll ever make, often in a market you don’t fully know yet. So what helps most is working with someone who has already seen the situation you’re about to walk into. That way, you’ll know which questions to ask before you fall in love with a property that has a problem hiding underneath it.
For the Seller
Every seller believes their home is special, and it usually is. Still, the market only responds to positioning, pricing discipline, and thoughtful representation. Because of that, a verified track record matters: it means the strategy behind your listing has already been tested and proven, again and again, for people who needed it to work.
For the Developer
Your risk starts long before a single buyer walks through the door. From the first rendering to the final closing, the agent representing your project shapes how it’s perceived. That takes someone who understands absorption, pricing strategy across a build timeline, and how to protect your brand’s reputation throughout the process.
A heartfelt appreciation…
I didn’t get into this business chasing a ranking. I got into it because I love the moment a family walks into a home and goes quiet, because they already know. Watching a seller finally exhale after months of uncertainty never gets old. Neither does standing next to a developer’s vision and helping it become a place where people will actually build their lives.
This recognition belongs to every client who trusted me with something that mattered deeply to them. It also belongs to every deal that asked for a little more patience or care along the way. For me, it’s a meaningful marker, and a reminder of the standard I want to keep meeting, one closing at a time.
If you’re thinking about buying, selling, or building in the St. Petersburg area, let’s talk it through together.
